Charlotte Park, Nashville: Where Local Charm Meets Riverside Revival
Tucked between the Cumberland River and The Nations, Charlotte Park is one of Nashville’s most exciting up-and-coming neighborhoods. Once a quiet residential area, it's now buzzing with new developments, local eateries, and riverside attractions that blend the neighborhood’s industrial roots with modern flair.
Whether you're a longtime local or a curious newcomer, here are some of my favorite spots and what makes Charlotte Park a must-visit.
What Makes Charlotte Park Special?
Charlotte Park has been quietly transforming over the past few years—and now it’s finally getting the spotlight it deserves. Here’s why locals love it:
- Close to downtown and The Nations
- Access to the Cumberland River and marina views
- Growing number of local coffee shops, restaurants, and entertainment venues
- A relaxed, residential feel with a hint of urban energy
Breeze Block: Where Local Meets Trendy
📍 6100 Robertson Ave, Nashville, TN
Once an industrial site, Breeze Block has become the social and culinary heart of Charlotte Park. This mixed-use development blends repurposed architecture with new construction and is home to some of the neighborhood’s best eats and coffee.
Rock Harbor Marina: Big Changes on the Water
📍 525 Basswood Ave, Nashville, TN
Big things are coming to Rock Harbor Marina. A 29-acre redevelopment is in the works, aiming to bring new restaurants, housing, and public riverfront access to Charlotte Park—while maintaining the marina’s laid-back vibe.
Locals are especially excited about improvements to walkability and amenities around the water.
My Favorite Local Spots in Charlotte Park
Benji’s Bagels & Coffee House
Benji’s is the kind of place where you’ll want to become a regular. The bagels are chewy perfection, the lemon caper cream cheese is a must, and don’t leave without grabbing one (or three) of their flourless cookies—truly the best in town.

Tee Line
Where else in Nashville can you go curling and bowling in the same building? Tee Line is a 25,000 sq ft hangout with full-service food, drinks, and fun. Great for a group night out or catching a game.
📍 106 Duluth Ave, Nashville, TN
Blue Moon Waterfront Grille
There’s no better summer vibe than sitting by the river with a Bushwacker in hand. Blue Moon is the ultimate spot for casual waterfront dining. Arrive by car or boat and stay for sunset.
